Pradhan Mantri Awas Yojana (PMAY) is India’s flagship housing programme with a mission to provide housing for all. It has two components: PMAY-Gramin (rural) and PMAY-Urban, each targeting different income groups with different types of support.
PMAY-Gramin (Rural): Who Gets What
Under PMAY-G, eligible rural families receive a direct grant to build a pucca (permanent) house:
- Plains areas: ₹1.20 lakh per beneficiary
- Hilly/difficult areas and NE states: ₹1.30 lakh per beneficiary
- Additionally, 90–95 days of MGNREGA wages for labour
- Toilets under Swachh Bharat Mission (₹12,000 additional)
- LPG connection under Ujjwala Yojana
PMAY-Gramin: Eligibility
Eligibility is based on the SECC 2011 data. Priority is given to:
- Families that are houseless (no pucca house anywhere in India)
- Families living in kutcha/damaged houses
- SC/ST families
- Families with no adult member between 16–59 years
- Female-headed households
- Manual scavenger families

- Check if your name is in the Awaiting List at pmayg.nic.in — enter your registration number or Aadhaar

PMAY-Urban: Who Gets What
For urban areas, PMAY-U works differently — it primarily provides interest subsidies on home loans taken from banks:
- EWS (Economically Weaker Section — income up to ₹3 lakh/year): Interest subsidy of 6.5% on loans up to ₹6 lakh
- LIG (Low Income Group — income ₹3–6 lakh/year): Interest subsidy of 6.5% on loans up to ₹6 lakh
- MIG-I (₹6–12 lakh/year): Interest subsidy of 4% on loans up to ₹9 lakh
- MIG-II (₹12–18 lakh/year): Interest subsidy of 3% on loans up to ₹12 lakh
How to Apply: PMAY-Urban
- Visit pmaymis.gov.in
- Click “Citizen Assessment” and select your category
- Enter your Aadhaar number
- Fill in personal, income, and property details
- Submit and note your application number
- For the credit-linked subsidy, approach your bank or housing finance company with this application number
Key Conditions for Both Schemes
- You must not own a pucca house anywhere in India
- Benefit is available only once per family
- The house must be used for living — not rented out or sold immediately
- Aadhaar is mandatory for registration
